For real estate agents and agencies

Appraisal requests called back within a minute.

Dialessa rings new appraisal requests while the vendor is still on your website, confirms the property, asks about their timing and books the appraisal straight into your calendar. Then it follows up the past appraisal and buyer leads in your database whose consent to hear from you is still current.

  • Calls new appraisal requests within a minute, inside your calling hours, even while you are at an inspection
  • Confirms the address and the selling timeframe before it offers a time
  • Books the in-person appraisal into your calendar while the vendor is on the phone
  • Says up front that it is an AI calling on behalf of your agency, by name

Australian mobiles only. The demo rings it straight away.

We use your name, mobile, email and business name to place this call and to follow up by text and email. With your request we keep the time, your IP address and the page and campaign that brought you, as the record of what you agreed to. Your details are never sold or added to a calling campaign, and you can have them deleted by emailing hello@dialessa.com.

The problem

Enquiries go cold while you are at an inspection.

A vendor who asks for an online appraisal is often asking other agents too, and the first one to call gets the conversation.

Appraisal requests wait for a callback

Appraisal requests from your website come in while you are at an inspection or an auction, and by the time you ring back the vendor has spoken to another agent.

With DialessaEach new appraisal request from your website is called within a minute in calling hours, so you can walk out of the open home to a booked appraisal.

The database never gets worked

Past appraisals, open-home buyers and enquiries that went quiet sit in your CRM, because nobody has the hours to ring them all.

With DialessaIt calls the past appraisal and buyer leads whose consent to hear from you is still current, on a schedule you set, and books an appraisal or a call with you for the ones who are ready.

You walk in knowing only an address

A web form gives you a name and an address. Whether they are listing next month or just curious about the value, you only find out once you are sitting in their lounge room.

With DialessaIt asks about their plans and timing on the call, so you know who is ready to list before you get in the car.

How it works

From enquiry to booked appraisal.

Four steps, and once it is set up, none of them needs you at a desk.

Set up

Connect your enquiries

Connect your website’s appraisal form and the Cal.com calendar it books into, which syncs with Google or Outlook, and upload past leads with current consent as a CSV export from your CRM.

Within a minute

It calls

A new appraisal request is called within a minute, inside your calling hours, by an AI that says up front who it is calling for and why. One that lands after hours is called as soon as your hours open.

On the call

It qualifies

It asks the questions you set with us: the property, when they are thinking of selling, and whether they would like an agent to come out.

Booked

It books

It offers times that are free in your calendar and books the in-person appraisal before the vendor hangs up.

A call, end to end

An appraisal request, called back and booked.

A homeowner asks for an online appraisal and is called back within a minute. Written to show the shape of the conversation, not a recording of a real call. The demo call at the top of the page lets you hear the voice on your own phone; it does not follow this script.

Hi Michelle, it’s Ava from Dialessa, calling on behalf of Lyrebird Property about the appraisal you just requested. I’m an AI assistant, and I’d like to record this call for them. Is that okay?

0:11
Michelle

Oh, that was fast. Yes, that’s fine.

0:14
Dialessa

Thanks. Can I confirm the property is 12 Wattle Street, Marrickville?

0:19
Michelle

That’s right. Three-bedroom house.

0:22
Dialessa

Lovely. Are you thinking of selling in the next few months, or keen to know where you stand first?

0:28
Michelle

Probably early next year. What do you reckon it’s worth?

0:33
Dialessa

I wouldn’t want to guess. That’s exactly what the appraisal is for, and the agent will walk you through recent sales nearby. Would you like them to come out?

0:42
Michelle

Yes, that makes sense.

0:44
Dialessa

I’ve got Tuesday at 5:30 or Thursday at 6. Which suits?

0:48
Michelle

Thursday at 6.

0:50
Dialessa

Booked for Thursday at 6. You’ll get a confirmation email shortly, and the agent will see you then.

Two ways to use it

New enquiries, and the database you already have.

Most agencies have both problems: enquiries that wait too long for a callback, and a database nobody has time to ring.

Speed to lead

Call new enquiries within a minute

Appraisal requests and buyer enquiries from your website are called within a minute in calling hours, asked the questions you set with us, and booked into your calendar.

  • Vendors asked about the property and when they plan to sell
  • Buyers asked what they are after and whether they have a place to sell first
  • Appraisals and inspections booked straight into your calendar

Reactivation

Re-engage the database you already built

Past appraisals that did not list, open-home buyers and enquiries that went quiet get a call on a schedule you set, with a reason to talk that you choose, such as a recent sale nearby or a new listing that suits them.

  • Past appraisals that never listed, followed up on your schedule
  • Buyers asked whether they are still looking
  • Only leads whose consent to hear from you is still current are called

Questions

What agents ask.

QuestionAnswer
Does it work with portal and CRM leads? Not directly. It does not connect to realestate.com.au, Domain or your CRM, and it does not write notes back to your CRM. It calls new enquiries from your website’s appraisal form or a Google Ads lead form within a minute, in your calling hours. Past appraisal and buyer leads with current consent come in as a CSV export from your CRM.
Will it introduce itself as my agency?Yes, by name, in its first sentence. It says it is an AI assistant from Dialessa calling on behalf of your agency, and why it is calling, so vendors and buyers know exactly who the call is for. It is set up never to pretend to be you or one of your agents.
Can it hand off a hot vendor to me live?It does not transfer calls mid-conversation. It books the appraisal while the vendor is still on the phone, at a time that is already free in your calendar, so a hot vendor ends the call with a confirmed appointment with you.
Will it give a vendor or a buyer a price? No. It is set up not to give a price, a range or an opinion of value, and that includes a price guide for a buyer. It tells them that is a conversation to have with you, and you can check what was said on any recorded call.
Is it allowed? What about the Do Not Call Register, consent and calling hours?Dialessa is for calling people who have asked to hear from you: someone who has just enquired, or past appraisal and buyer leads whose consent is still current. Calling someone back about an enquiry they just made is not telemarketing under the Do Not Call Register rules, and current consent lets you call a number that is on the register, so numbers are not checked against it. Consent given without a stated period lapses after three months, so you confirm it is still current when you add leads. Calls only go out inside the legal hours, weekdays 9am to 8pm and Saturdays 9am to 5pm in the lead’s own time, never on a Sunday or a national public holiday. The default is weekdays 9am to 5:30pm, you can widen it to those limits or tighten it, and an enquiry that lands outside your hours is called as soon as they open. Every call says it is an AI, who it is calling for and why, and asking it to stop ends the call straight away.
Does it sound robotic?Hear for yourself: put your mobile in at the top of this page and it rings you now. It runs on Google’s Gemini Live, which listens and replies in one step, keeps its turns short and speaks with an Australian accent. It also tells vendors and buyers up front that it is an AI assistant, so nobody is caught out.
What if a lead asks something it can’t answer? It is set up not to guess, make promises or answer beyond what you have given it. Anything it cannot answer, it says you will cover at the appraisal or when you speak to them, and it carries on with the booking.
Can I listen to the calls?Yes, whenever the lead agrees. Each call asks to record at the start and says the recording goes to you, a lead who says no is not recorded, and anyone who asks it to stop recording part way through gets that straight away. Each recording and its transcript sit with the lead, so you know exactly what was said before you speak to them. The recordings are yours, not ours.

Talk to a person

Book thirty minutes with the founder.

The demo call tells you how it sounds. This tells you whether it fits your leads and your market, with straight answers on the call instead of a follow-up email.

  • Whether your lead volume and how fast you call back today make this worth it. Sometimes you are already quick enough, and hearing that now is cheaper than hearing it in month two
  • How your enquiries reach Dialessa, how bookings land in your calendar through Cal.com, and which past leads to bring across as a CSV
  • The opener, the objections and the two to four qualifying questions for your offer. You know your customer, I know what the agent can handle, and we draft them together
  • Contracts, Do Not Call Register compliance, GST invoicing against your ABN, and anything else you need in writing

There is no sales team to be handed to. You get the person who builds it, so a question about how it works gets answered on the call rather than after it.
